The 1980's and 1990's were a period of time when banks sold certain types of mortgages, commonly known as Shared Appreciation Mortgages, or Home Income Plans. At the time, they were dressed up as 'equity release' and were presented as ways of 'helping' borrowers to release cash from their home. But they were in fact riddled with huge risks, property price assumptions and interest rate gambles. Many people ended up in negative equity, and some lost their homes, and families lost their inheritances.
The 2000's saw a very welcome sea-change in product design and we now have user-friendly and compliant equity release products with 'no negative equity guarantees', 'inheritance guarantees', 'capital guarantees', a choice of lump sums or drawdowns and products that include optional payment features too. In today's market, the whole advice process is now highly regulated, strictly processed and robustly monitored - for consumer protection.

Only if the customer chooses to proceed and their case completes would a typical fee of up to 2% of the amount released be payable. For example, if the maximum threshold of 2% was charged, a fee of £1,500.00 would be payable based on a gross mortgage advance of £75,000. Our typical fee is £500.00.
